Buyers, First Time and experienced Buyers, why buy a home with an Agent.

Well, all agents have a great education, do continued education by law, are connected with a Brokerage company whose Management provides furthere education and guidance, so we should all be pretty much the same...

 

But then so would we say the same about doctors and attorneys, but when we chose them, we make sure that we go to a specialist for special problems, and the same is true for Realtors, we cannot be experts in everything, and as all people we all have special talents. Just the few niches where individuals are just particularly good...

 

So when buying property, a Buyers Agent should be a Realtor you trust (just as you would do with your Doctor or Attorney) and then because he is a buyers agent, i.e. loves to work with buyers and investors, has the expertise, has seen lots and lots of homes alone and with a variety of buyers looking all for different amenities in their homes and has the ability to be patient, educate the buyer, move along with them from different styles of homes, to different locations, until the Right home for each particular buyer is found, or if the buyer is in a hurry for one reason or another, the buyer agent will adjust and be off and running to find the right home in a hurry~

When functioning as the Buyers Agent (and that does not mean that I do not work for Sellers, actually most Buyers if they have property to sell, I will list, market and advertise and sell their current property as well) I like to offer them especially in the beginning, if they are looking for a different type of home, age of home, location etc. half day and full day home viewing tours. They are helpful to sort throught the likes and dislikes.....Buying a home should be a wonderfully exciting event, and your Buyers Agent, should make it pleasant and enjoyable and at the same time educate the buyers.

 

The buyers agent will have systems in place and provide additional written information for buyers, so that they when they make the decision on a home, are truly well informed buyers/investors.

A good buyers agent will be a careful listener in order to preview, and sort through the huge amount of available properties to zero in on the ones each buyer is searching for. Individualized services are particularly important for buyers. Patience and the understanding that which house to buy is not only a huge decision based on needs on Life style and family dynamic, but also one of most people's largest investment. So to find a careful advisor in your Buyers Agent will be extremely helpful.

 When the right property is found, your buyers agent will make the negotiations simple as all eventualities will be discussed and explained ahead of time, and once a contract is signed the experienced Buyers Agent will pay utmost attention to every detail, stay in constant contact with all parties involved on the buying and the selling side, including the attorneys, lenders, inspectors etc., to make sure on behalf of the buyer, that all parties will do what they need to do in a timely manner.  And as an advantage to the Buyers, they can sit back and count on their buyers agent to let them know about the progress and also about what they need to do to be ready for the closing and the move.
