Be Ready Ahead of Time For the Home Inspection

The day has come, a buyer wants to buy your house. The pricing has been negotiated and now let the inspections begin. Almost every buyer will have a home inspection. When representing buyers, we strongly encourage it. As a seller's representative, we believe you should know what repairs are needed Ladder for a home inspectionand hopefully take care of these ahead of time. We will discuss with you the warrantied items in a contract vs. the non warrantied items. That way you negotiate your price from strength. One of the best ideas is to go ahead and have a prelisting home inspection. A knowledgeable inspector will check your home, submit a report so you know where you stand. If items needing repair are under warranty, then you can go ahead and get them taken care of prior to the home inspection. You will have plenty of time to get bids from several reputable contractors and will not be juggling packing with repairs. It is a great marketing tool to be able to market a "Pre-Inspected" Home and will set your home out in front as a star!

So you see this is quick and easy,makes alot of sense and can make a HUGE difference in the way your home is perceived by a potential buyer.

I like the idea of having the sellers do an inspection.  If there are big problems, such as radon or mold, they can be taken care of before the buyer walks away when they find these problems.I recently sold my newly reonvated condo. I had NO clue I had mold.  But I did and the funny thing was, I had done the radon test before putting it in to MLS.  Luckily, we were able to extend the closing.
