We've all been here. A good majority of buyers "just want to see" what a house looks like. It doesn't matter that it isn't in the correct price range or area they're looking at. Or it doesn't have the features that meet their needs. Or they do have a list - a list of 20 houses in one day.
There are features that really make a difference in one's home selection. There are the "can't live withouts" as well as the "not a deal-breakers." Keeping in mind that everyone's time is their most valuable asset, the best way I've found over the years to make the process more enjoyable is to take notes. Good notes on the MLS sheets each client receives in their tour packet. After seeing several houses, it is next to impossible to remember the details that stood out to you without a written reminder. If you have the notes, you can spread out the MLS sheets to rate each home for your needs. And you won't feel the frustration of "what exactly did I see today?" creep into your thoughts.
