If you have been following this series of reports you will have seen that there is no shortage of waterfront homes available on north Idaho's beautiful lakes and rivers.  There is an uncharacteristically high inventory of homes for sale, and old timers say they have never seen so many to choose from.  In fact, most years it has been quite a challenge to even find a property that fits a particular buyer's criteria. 

Our high inventory has made for such favorable buying conditions for our premier waterfront homes that it just may never be better than it is today!

Hayden Lake Waterfront Home For Sale

 

 

 A search of the statistics shows that as of today there are 47 waterfront homes for sale on Hayden Lake.  They range in price from $209,000 to $3,950,000.  Of all the homes for sale, the average list price is $1,995,413.  The average Days on Market is 133 and the average listed price per square foot is $422.74.

Waterfront Home for sale Hayden Lake IdahoOn the low end, $209,000 will get you a 536 sf cabin on 0.17 acre built in 1968.  It is listed at $390.65 per square foot.  It has 70 feet of sandy waterfronton Makins Bay and has been on the market for 93 days.  Honestly, this is an example of a price that would have been impossible to find in recent years for a great property like this.  Check out the photos, it is a great little cabin!

On the high end, $3,950,000 will get you a $6524 sf home on 1.43 acres that was built in 1999.  Or, you could knock a cool million off the price and buy the home on 0.99 acres.  The lovely home has been on the market for 315 days.  It has a dock with two boat slips and a 40x60 shop, but amazingly, the MLS info doesn't tell how much water frontage there is.

Hayden Lake Waterfront Homes for saleThere are currently two homes with sales pending on Hayden Lake, with list prices of $375,000 and $1,295,000.  

There have been two home sales that have closed on Hayden Lake in the past 12 months.  The first sale was on April 20, for a 1976 sf home on 0.24 acres.  It had been on the market for 91 days, originally listed at $299,000.  It sold for $287,500, which was $145.50 per square foot

The second home closed on July 17 for $847,500 after being on the market for 169 days.  It was originally listed at $895,000.  At 3266 sf, it sold for $259.49 per square foot.  It sits on 0.57 acre.
