Deciding to have your home staged in Portland, Oregon is one of the most important considerations as you begin the process of selling your home.  It may be tempting to sell "as is," but buyers are currently looking for move-in ready homes and are more likely to buy one that is staged.  We've heard many home owners say they'd like to put their house on the market before having it staged to see how it goes.  And then they'll try staging if it doesn't sell.  Guess what?

The best time to stage your property is before it goes on the market.  Buyers, as well as Realtors, form their impression of your home just seconds after walking through the door.  First impressions are everything.  Also, the internet has become the primary tool for buyers in search of the perfect home.  Flyers and websites need to have photos of your staged home to create maximum interest.  Photos of empty rooms or of over-furnished and cluttered rooms can put off buyers and reduce interest in the property. 

And home staging statistics show that staging your home for sale will result in a faster sale.  See this example of a house we recently staged that was staged, listed, and closed in under 20 days.

A few more things to keep in mind:

Realtors recognize staged homes as premium listings, resulting in more showings and more offers.  Appraisers are more likely to assess staged homes at full value. 

So make sure your home is staged before your first Open House in order to give yourself every edge and capitalize on the interest of a new listing. Trying to regain the momentum of a new listing is very difficult and many potential buyers may already be looking at the new houses coming on the market.

I've always said that I can't wait for the day when Home Staging is as necessary to the seller as Home Inspection is to the buyer.

Great post David.

Kate, as a fellow stager, I know that staging will make a huge improvement in the presentation of a home; I can't however compare the value of home staging to home inspections, where it may be discovered that the home is not structurally sound or is full of mould and not fit for habitation.

Maybe the comparison should be using a realtor vs FSBO?  Hmmmm, I'll continue thinking on that one.

Sharon ~ While it is true that a home inspection and staging are different services, the point here is that I believe every home should be staged before it is listed, just as every home should be inspected before it is sold.  Staigng doesn't impact the impact the end result of a sale like an inspection, but sometimes without staging an offer doesn't come and an inspection is never necessary.

I get it now!  I fully agree with your analogy.

In my short experience, I have found that there are few homes that do not need some staging.  I find it very upsetting when homes are listed which need work, and the realtors only response is reducing the price.

Sharon ~ Reducing the price is really short changing the owner when most times staging will help the home sell without a price reduction.
