8 Basic Steps in Buying Your Home

So you've decided to buy a home. Congratulations! Here are some of the steps.

  1. Find a Realtor -  Selecting an expert to advise you through the home buying process is very important. You want a realtor with the expertise, experience and education to help you make good, sound home purchasing decisions. You will work together to find the right home. Your realtor will schedule showings, show you property of interest, advise you on the steps of the process, provide expert comparable evaluations when selecting properties and making offers, negotiate terms and coordinate inspections. Find a Crye-Leike Realtor in the Southern U.S.

  2. Get Pre-Approved/Apply for a Mortgage Loan - Getting pre-approved or pre-qualified with a mortgage lender helps you figure out exactly how much house you can afford. Before you start house-hunting you will have a good idea of where to look. When you make an offer on a property, sellers will take it more seriously knowing that you have already been approved for the mortgage to pay for it. When you apply for a mortgage loan also get an estimate of the fees and closing costs. Get Pre-Approved for a Mortgage.

  3. Search for Your Home - Many buyers start their search on the internet. Many web sites feature properties for sale. Look for real estate web sites that list all of the available properties from the MLS, not just their own properties. You will find a more accurate representation of what is available. Your Realtor will of course also find homes that match your interests. Visit Crye-Leike Realtors web site to search for property for sale throughout the Southern U.S.

  4. Make an Offer - Your Realtor will help you research the property, the historical data and the comparable data to determine the most competitive offer to make on the house. Writing an offer is exciting and emotional. For further information on this step read our articles on Making an Offer and Counter Offers.

  5. Organize Related Services - Some real estate companies offer a one-stop shopping concept. At Crye-Leike we have services to help you hook up your utilities, find your home insurance, arrange your move, etc.

  6. Home Inspection - Arranging for a home inspection is essential. Many buyers make their offer to purchase a home contingent on the results of a home inspection. A professional home inspector sees beyond the cosmetics and surveys the entire house, including structure, roof, exterior and major systems (heating, plumbing, cooling, electrical, ventilation, etc.). Read more about home inspections and the inspectors role.

  7. Sign Closing Paperwork & Fund the Purchase - At the closing, you will settle the financial details, the title to your new home will be conveyed and usually you will receive the keys to your new home.

  8. Moving Day - It's time to actually move in and enjoy your new home. Remember to notifiy the post office of change or address.
