Hello Again from Edisto
This week I am going to give you the inside scoop on another Best Buy for Edisto Real Estate! We will be looking at a Front Beach House located at 316 Palmetto Blvd. Edisto Beach, SC. It is hard to believe that this house has been reduced to $598,000. In 2006, this same house would have been listed for $1,400,000. These sure are a sign of the times.

Let's get down to business. So the first question you will all probably ask: "what is wrong with this house?"
Not a thing. I personally walked thru the Beach House today and made a full inspection. It is what it is....it is a 1970's style Beach House that has been missing some tender love and care. I think with just the right cosmetic touches, a new roof, a new screen porch and some other minor repairs you could have a jam up Beach House. Right now without any repairs it is renting for $34,000 a season. It is like buying a lot and getting the house for free on Edisto Beach.

Front Beach for under $600K
Located on a desirable wide beach
Established Rental Income
Open Beach Design
2007 AC/Heat
Cons:
Handyman special...if you are not into fixing and supervising contractors-this is not for you.
Needs new roof
Windows need to be Replaced
Porch needs to be reworked
Water Damage in Bathroom
Exterior Paint Job wouldn't hurt
This could be a great starter Edisto Beach House with a little love and care. However, if you aren't up using a little elbow grease and sweat equity, it is probably best that you sit this dance out....
