Thoughts on the impact of generational influences on the Real Estate market

After reading Mary Carmichael's interesting piece in the Boston Globe regarding the impact downsizing baby boomers would have on their local real estate market place, I wondered what other issues our community should be dealing with in regards to anticipating and serving the needs of a variety of generations.

Here are some questions I would love to hear your opinions on:

1.  How do the varied attitudes and values of different generations affect our markets?  Are their other potential impacts that the one Ms. Carmichael put forth?  If so, how should we address those issues?

2.  In what ways does each different generation view and desire to interact with the Realtor community?  Does our role differ depending on the generation of the client?  If so, is the Realtor community effectively meeting the needs of all generations?  What could/should we do different?

3.  Within our ranks, we have Realtors representing multiple generations.  How do our local Associations address the needs of these Realtors?  What things would you like to see your Association do different to accomodate the Realtors of your generation?

4.  How can local Associations utilize their members of different generations to better service our client base?  Would it be useful to create a panel made of a Realtors from different generations to create a synergistic response to meeting the needs of Realtors?  What kinds of things would you task them with.

Any other thoughts that you have on the issues we are facing due to changes in generational values would be interesting to hear.

Thanks for the link to the Boston Grobe article.  I have long woundered what will happen to tremendous number of upper end homes as the baby boomers begin to retire.  Perhaps this is the motivation for new reverse mortgage products?
