As a country we have been blessed with some of the best teachers, fire fighters, law enforcement officers and medical technicians in the world. Our Nation's safety and well being falls into the hands of these incredible men and women on a daily basis. Unfortunately many of these professions primarily in the educational department are not financially compensated for everything they do. The U.S. Department of Housing and Urban Development has recognized this issue and came up with a solution to not only assist our everyday heros but help revitalize our urban neighborhoods at the same time.

Good Neighbor Next Door, is a program designed to help single-families purchase and HUD owned home for half of the appraised value. The objective of Good Neighbor Next Door is the following:

"The purpose of the Good Neighbor Next Door Sales Program is to improve the quality of life in distressed urban communities. This is to be accomplished by encouraging law enforcement officers, teachers, and firefighters/emergency medical technicians, and pre-Kindergarten Teachers whose daily responsibilities and duties represent a nexus to the needs of the community, to purchase and live in homes in these communities."

To purchase a home you must work with a realtor. You may not bargain - the prices of the homes are final however you will receive your 50% off. If you qualify for any FHA-mortgage program you may finance your closing costs and your down-payment is ONLY $100 After your three-year occupancy period has finished you may sell the home and keep any profit!

To find a home under the program in Texas visit the following site and scroll down to the bottom of the page: http://hud.uai.com/hudpls/ViewMap.aspx?stfips=48

Thank you to all of the teachers, fire fighters, medical technicians and law enforcement. We can never tell you enough how thankful we are!
