A Brokers Open House. Do you recommend having one or not? Let me know!

Once again I'm asking for a little help from active Rain members. I plan to have an Public Open house in 2 weeks but should I do a broker's Open House 1st? Some say I should do one but others say it's a waste of time. Please let me know how you feel about having or not having a Brokers Open house. I have a 3 bedroom condo in a great location in Vernon Hills, IL

Do you have a caravan tour for your brokers open house?  For some of the towns in my area, they have a day (usually ever other week) where you put your listing on the caravan tour and the agents in the area attend the tour which consists of going to about 10 houses that day from about 9:30 - 12.  Lunch is usually provided at the last house on the tour.  This is a great way for the agents in the area to see your listing and it also gives agents in the area from different companies to meet each other.  I say go for it start a caravan tour!

Broker's Tour is ALL important where we work/live but that being said there are areas where agents rarely tour and condo's don't get toured much at all.   But I would put it on the tour.  Ours is on a computer print out and agents look over the print out even if they don't come by and see the property. 

I will never forget the awful morning of 9/11.  I had a condo on tour that day and did not know what to do after we saw the attacks on t.v., so I went and sat there, and of course no one came and I watched the horror stories on the east coast unfold on the ciients t.v..  Even if no one comes, it is a service to your client to hold the condo open; even a neighbor might drop in!  Go for it!

I've had a few. If you feed them the brokers usually come. That said, I try to avoid doing them as I really believe they buyers will come and look if they are interested in the property and that has nothing to do with if I feed their agent or not. Just my opinion.

Ray,

I would definitely have a brokers open on that one. There are usually a nosey neighbor or two and you could grab another listing in there. Put some door hangers out on the Sunday before inviting the public. Vernon Hills usually has a good turn out.
