I am curious to find out if leaving flyers on doorsteps to promote yourself as a real estate agent really works. I'd like to hear some thoughts on whether that is money well spent. Do "Just Listed" postcards work? I'd love to hear what's working out there. Thanks in advance for the help!
I have actually seen an agent in my office get TWO good leads from door to door flyers. Although I think it's best to make personal contact if you can, leaving them in door handles or under the mat is fine.
I think it's important to make sure they don't become "litter" so that some neighbors complain about them. (I've seen that, too), but if you are young and thin enough to have the energy...GO FOR IT!
Did I mention that one of the leads was a NEW CONSTRUCTION HOME BUYER?
I agree they are helpful to get your name out in the area. We all want to be the first one that pops in their heads when they are ready to buy or sell. I use them but also try and follow up with personal contact.

Okay, this a bit of a multipart thing. To start with, yes, fliers at the door do work. But the more accurate answer is that they will work better than direct mailing to the same group of homes. You get a lot of residual benefit from hand delivery, including:
- People see you doing it (particularly if you're wearing branded clothing)
- Your getting exercise.
- Residents can stop you and ask you about real estate.
- You will see FSBOs, neglected homes, etc. that might be a good lead to an owner interested in selling.
None of these happen with a direct mailer.
To prove this to yourself, send out a farming postcard to your area then see what happens. Then walk those same houses and leave a flier at the door. Whatever results you got with the direct mail, you will get better with the fliers.
However, direct mail postcards DO have their place. They are effective for announcing listings, sold homes and open houses. I don't use them for anything else.
If you were to decide to walk three days a week for three hours at each outting, you would be hitting over 500 homes a week - easy.
The final step here is to repeat. Do the same thing each month. You need to become "That" real estate agent that folks see walking in their neighborhood every month.
