It is unbelievable what is happening right now. I would guess that 1/2 to 2/3 of the homes that my buyers are interested in taking a look at go pending in a matter of days. Chances are, if you like it, so will other people. When I was showing property tonight, we looked at a HUD house for $50,000 that will probably be gone in no time at all. We also looked at a short sale property that had great potential.

Well-priced properties in the first-time homebuyer range are going fast. If you wait too long to make a decision, the good ones might be gone. I am encouragaging my buyers not to wait before going to see a property. If it looks good, call me and we will see if immediately. With the frenzy surrounding great deals and the tax credit, the good ones will not last.

This is absolutely true in Dallas, TX.  The good ones sell fast.

I set 13 appointments for today.  One cancelled, under contract yesterday.

Two others of interest sold this week, one the first day it went on MLS.

First Time Buyers are driving the market here.  September and October should be interesting.

Some buyers just cannot make a decision.  The sad thing?  Most of them will end up blaming us for thier shortcomings.

Thanks for your comment! The same thought crossed my mind just recently. I am currently working with one particular couple right now who are taking a very long time to make a decision. If they do not make that decision in time to take advantage of the tax credit, I am sure that the blame will be mine. Not fun to think about, but very true.
