Recently in Cape Coral Florida the local rag published some numbers stating that on the average prices had increased about 11% over the first six months.

Remember all the experts who stated that the bottom had hit over the last 2 years. Well here's how we really find out when we've bottomed out. It's when it's not there any more! How do we know it's not there any more?

Ah!!! Could it be when prices continue to increase over a period of time?

You know come to think of it that may be a really good way to look at it.

Are prices continuing to increase?

Right again, oh insightful one!

Jay - thanks for the laugh this morning!  I have seen so many buyers think they coulda/shoulda already in the Sacramento area...we are seeing multiple offers across the board right now.  I had a short sale listing recently, on the market on a Friday with 22 offers by Monday.  This is a short sale!  It's crazy!  When this market really starts correcting, can you imagine the number of offers?

I don't want to take the sizzle out of the steak here, but, If you would have bought a home (soCal) back in Jan 09, you would now be upside down in your mortgage.  That same home is now selling for $20K less.  False optimisum is everywhere.  Just wait for round three which has already started.  Not to mention a total collaspe in the Commercial RE. market.  If I'm wrong, I'll accept my punishment.  FYI!  I really do hope I'm wrong.  Even If I am wrong,  waiting for a more stable market may not be a bad thing.  So far I don't have any legit, FACTUAL, information that would indicate that now is the time to buy unless you can protect your equity by purchasing @ no more than 50-60% under today's Appraisal Market Value.

How true and I have been trying to tell people this for some time.  Everyone things the prices will come down.  There may be more foreclosure, but I think the bottom is here.  Especially when you factor in interest rates coming up soon.

i think you missed somethings, especially that the market that i'm in had shown increased values over a 6 month period. something that was omitted is that our inventory level estimates have shrunk from over a year to around 2-3 months.

you sound a little negative, maybe there's something that you can take for that.
