Cold Calling the Wrong Way

 

I was in training throughout the past three business days to get a jump start on my yearly Continuing Ed requirements and to learn about Investment Strategies for clients.  Seriously… 8:30 to 7:30 for three straight days, thirty miles away from my house. 

 

Anywho, during the breaks, we would rush to the computer lab or busy ourselves with returning missed phone calls and catching up on the flow of events. It was during one of these breaks that I got a call that went a little something like this:


Cold Calling the Wrong Way"Hello, Are you Ashley Myers?"

 

"Yes, how can I help you?"

 

"You're Ashley Myers and a Realtor in the Dallas area, correct?"

 

"Yes, is there something I can do for you?"

 

"Are you interested in working with Buyers and Sellers and their home needs?"

 

"That's what I do, yes ---"

 

"GREAT! Well, I'm calling with <insert Google placement company> and I'm excited to bring you the opportunity to further your BOOMING career with additional accessibility and exposure using Google placement, front page. I see that you have an ActiveRain account here… how would you like -- "

 

"Okay, thank you for your call - I'll have to hold off on this right now, as I'm in training and can't deal with this type of call right now. I have your number, though, so thank you…"

 

"Okay, well what I'm offering is the opportunity for exclusive placement in your designated city for first page Google placement. All I'm needing is your billing address to start your run and to get you all of the numerous benefits of thi--"

 

"Well, thanks, but no - Like I said, I'm in training and will have to call you back, so…"

 

"Oh -- Okay well I'm confused."

 

"What are you confused about?"

 

"Well I thought you said you were a Realtor in the Dallas area."

 

"I am."

 

"And I thought that you said that you wanted to work with buyers and sellers in their home needs?"

 

"I do, but you d--"

 

"Well then I don't understand why you would want to pass up this exclusive opportunity that I'm taking the time to call you about and further your productivity and career with --"

 

"Okay, you don't understand. I don't have time for this. I told you not at this time. Stop. I'm in training and wont waste my time on this. Got it?"


"Okay, bye."

 

And if I could slam my iPhone, I would have.

 

We've all known people that hang up on sales calls. I try not to, because I realize that calling people like me is their job. Don't like cold calling? Allocate a couple of hours a day or week to it? Imagine doing it all day! But...

 

1) When cold calling or door knocking, the number one rule in our industry is to never push your services onto another. You give yourself a bad name.

2) You aren't "taking time out to call" me about anything. You're paid to call and annoy people about your product.

3) Obviously, if you searched "Dallas Realtor" or "Ashley Myers" or anything of the sort, you found my ActiveRain profile and blog. Enough said.

These people are ruthless - I get their calls at least once a week - AND when I ask them to take me off of their list of people to call they said they would but could not guarantee that I would still not get the call because each person in their company would not see that list...ARG!!!

I always try to be nice, but sometimes it is hard! I always tell the lead companies that I pay licensed real estate agents a referral fee at closing- that usually works.

I get these calls many times a week and it annoys the snot out of me!  I have got to say this...at what point in time did common courtesy go out the window and callers stop asking, "is this a good time for you to talk?"  I told one of these morons that I was sitting with an agent doing training and he kept on talking anyway!  I hung up.  I am from the Miss Manners school, but if you are not courteous to me, I will most certainly hang up on you!  They are also resorting to insult tactics, basically saying that if you don't buy their product or service you are not professional and do not care about your success.  That just ticks me off!  You were much nicer than I would have been, after that first rude remark, my iPhone would have mysteriously lost it's signal!  LOL!

This is probably one of the oldest 'tricks' in the book.  We never use such deceptive tactics.  First and formost, did you realize that google changed it's search algorithims around 300 - 400 times last year according to Google employee Matt Cutts?  With an average of over 1 change per day, how can you guarentee top placement?  Secondly... what key words or search phrases are you guarenteeing?  How many people are going to optimize a website for "Best real estate agent this side of the mississippi river?".  And last but not least, I completely agree with all the comments regarding offering services versus pushing services on someone.  Remember the old adage:  "A man convinced against his will is of the same opinion still. 

One last fact about the do not call list...If they are calling business to business, such as Marketing company to real estate agent (Independent Contractor), then there are a different set of rules and sometimes even if you are on the do not call registry they can still legally call you.

The best way to get yourself removed is to ask them to take you off of their internal do not call list, and if they continue to call you, document it, then possibly threaten legal action.

Back when I was still selling real estate we had a woman from a company that sold give-away items who would call pretending to be a client.

If the secretary told her I (or which ever one of us she was calling that day) was busy with someone she'd say "Please interrupt her, this is very important!"

Her second tactic was to fax us her promotions - constantly. I got so sick of her wasting my paper and ink that I started writing NO THANKS on her promotions and faxing them back to her. But it didn't slow her down, just gave me the satisfaction of wasting HER paper and ink.

Some people are just jerks.

I love all the services out there to get us on the first page of Google or Yahoo. It's amazing. I tried one the other year and vowed never to again. AR can do that for us and constant new content on our website will. Enough o f the salesy stuff that leads to money in their pocket and nothing in ours.

I must say I'm one of the idiots who fell for this.  Never again.  If I don't recognize the number they can leave a message.  If they interrupt me during an important meeting, they're toast!

I hate cold calling because I hate getting cold calls.  The fact that they continue to do it this way suggests this approach must somehow be working for them, otherwise they'd stop.

I love it when they call, and I explain to them that I already am on page one for free.  And then ask how exactly they're going to help me, and by the way, why would I want to pay?

I used to cold call for 5 hours a day and it was fun.  I never once though made the client feel like a dope for not taking me up on my services.  Makes it hard to be polite doesn't it?

Lead sales companies.  Argghhh!  I've wasted time trying to get them to leave me alone too.

Now I ask the person on the phone:

Are you a Realtor?

If the answer is no, I hang up.

Sorry you had to waste your training time on them!

These people never give up. I get calls trying to sell me everything from lead lists to websites. Everybody wants your money. Everytime I see unknown number pop up on my phone I steel myself for the unrelenting pitch.

Ashley, I hate getting cold calls and I especially hate people randomly knocking on my door (when I am expecting privacy). That is why I buy my leads. They ASKED me to call them. Nothing beats WARM leads who are requesting your call

I'm surprised you give them that much time. Sounds like a bottom of the barrel sleazoid!

Regarding the Do Not Call List (for people who've mentioned it), my understanding is that this list applies only to business-to-consumer calls rather than business-to-business calls. As a real estate agent, if someone calls you offering anything (no matter how silly or worthless) intended to help you in your real estate business, I believe this is a B2C call, and thereby legal.
