I just got certified to teach the "Home From Work" (TM) program for the National Association of Realtors.
This program consists of three major components:
- Home Buying Workshops;
- One on One Counselling;
- Financial Incentives.
The Benefits to the employer are referred to as the "8 R's":
- Recruitment
- Retention
- Revitalization
- Return
- Relationships
- Reduced commuting
- Recognition
- Right thing to do
Some of the benefits offered to the employee can consist of:
- Education of where to go for down payment/closing cost programs
- Grants
- Matched savings plans
- Forgiveable loans
- Deferred or repayable loans
NAR is adjusting this program and will probably be changing the name since "Home From Work" makes people think we are talking about "telecommuting". They are also requesting information on what other Realtors and Real Estate Associations are doing to help with Employer Assisted Housing (EAH). With so many major companies cutting their benefit programs, this is a very timely outreach program. When employers realize that helping their employees buy a home instead of renting, their after tax income may increase (thanks to the home mortgage deduction and depreciation). This may help offset decreases in their contributions to healthcare and 401K type programs. Additional benefits is cost savings to the employee if they spend less time and money commuting.
Also, there are a lot of studies showing the psychological and economic benefits of owning vs. renting. Typically, a happier employee is a better employee!
