This is a follow up series of article to the series I previously published analyzing the San Jacinto Real Estate Market from May 20th, 2009 through June 20th, 2009.  This market report covers the next 30 days from June 21st through July 20thm 2009; looking at all of the Residential Homes that SOLD in San Jacinto during the period.  Data was gathered from the SoCalMLS, downloaded and analyzed in Microsoft Excel.

This information is to be considered useful, but please do not rely on it for any financial decisions without verifying the data for yourself.  There are, of course, no guarantees to its accuracy. 

During the period covering the end of June and most of July, 2009 there were 110 Single Family Residential homes that sold after eliminating multi-family homes, mobile homes (regardless of foundation or status), condos, land, commercial or any other type of real estate - Just homes for sale that were listed in the MLS and reported as sold during this time period.

This data does cover both zip codes in San Jacinto CA - 92582 and 92583.


Looking at the AVERAGE SOLD HOME in SAN JACINTO CA it measured 2,156 square feet of living space and had 3.78 bedrooms and 2.31 bathrooms.  This average San Jacinto home SOLD for $130,834 compared to the AVERAGE LIST PRICE in the market of $128,567 for a LIST PRICE to SOLD PRICE RATIO of 102.3026%.

Homes during this period sat on the market for an average of 65.5181 days before entering an escrow that averaged 48.66 days.  In order to achieve these numbers, the Average Listing Agent had only 6.68 pictures for each SOLD property in the MLS.

Of the 110 homes that Sold in San Jacinto, CA 2 were PROBATE Sales which represented 1.8% of all sold homes.

Standard Sales Represented 6.4% of the SOLD homes during the period with 7.

Amazingly there were 12 Short Sales that Closed Escrow in all of San Jacinto, which represents 10.9% of total residential real estate homes that sold In all of San Jacinto during this time period.

The lion's share of the residential real estate market in San Jacinto was of course bank owned, or REO properties for sale with a total of 87 closed transactions, which accounted for 79.09%

I don't get leads, per se.  as you can see you are the first to comment in 4 months.  I find that the public does not typically leave comments, though.

These reports are important for me to build my own credibility and establish my command knowledge of my local market.  I will often send the link to a prospective buyer in order to put them in the right mindset.
