Agents, what are some of the least expensive types of advertising?

It seems like every year I spend more and more money on advertising and I don't always get good results. I have tried:

  • newspaper
  • homes magazines
  • community events
  • phone list
  • flyers
  • postcards
  • lead services
  • pay per click

You name it, I tried it and it is all expensive.  What are some least expensive ways  to advertise? What is the best way to generate leads without putting out a lot of money?

This is the question of the century Kathi.  I'm trying to put together some inexpensive marketing tools also.  It seems like you HAVE tried everything huh?  At the top of the inexpensive list, I would put YOUR MOUTH as #1.  :)   Don't you think?  :)

Always wear your nametag - to the grocery, the doctor, the school.

Visit past clients.  Knock on doors.  Get to know the inventory. Start a viral marketing campaign. Get clients who brag about you. Concentrate on your past clients (we never use the word "past" with our clients unless they have "passed" on. You get more and better business from your existing clients than trying to find and convince new ones.
