There is enough information out there about mobile technology for the real estate industry to make your head spin. Unfortunately, a lot of it is misleading. Smarter Agent has been breaking down barriers to take the real estate industry mobile for over a decade. So, we’re going to play our own version of MythBusters—Mobile MythBusters—to hopefully help you understand mobile. We’ll debunk a few of the most common myths to help you realize how easy it is to use mobile technology (the right kind of mobile technology, that is!) as a truly successful marketing tool.

Myth #1: Just hop on the iPhone bandwagon and you’re covered.

No one can ignore the iPhone phenomenon. But did you know iPhone and iPod Touch users only account for about 7% of the 265 million mobile phone users in the U.S? So you should read that as less than 7% of homebuyers! Smarter Agent recently conducted a national online survey to find out more about consumers’ cell phone usage and habits. The most popular cell phones were:

  • Motorola, 23%
  • LG, 19%,
  • Samsung, 17%
  • Nokia, 16%

Let’s not neglect them! Our President, Eric Blumberg, is often quoted as saying, “Having only an iPhone app is like saying I’m only going to sell to people that pull up to my office in a Mercedes.” Both approaches severely limit your business. Why commit solely to an iPhone application when there are over 200 million other cell phone users in the U.S., many of whom are located in your local market.

Myth #2: You lose your brand in mobile.

Think about this: While you may have an iPhone, you can’t always be there for your prospects and customers when they’re out in a neighborhood and want information on demand. As Benn Rosales of Agent Genius put it, other than Smarter Agent’s mobile app, the only way to offer mobile to your customers “…is by pimping someone else’s brand.” That’s why Smarter Agent provides agents and brokers with their own branded mobile real estate application to give to clients and prospects. Also, the availability of a mobile real estate application was demonstrated to have a significant impact on loyalty and perception of a real estate agent or broker.

  • 49% of respondents between the ages of 25-59 said they would be more inclined to use a real estate agent to list their home who offered a mobile application as part of a marketing plan to attract buyers.
  • 39% of respondents between the ages of 25-59 respondents said they would choose a real estate agent who offered a mobile application to search for real estate for free.

Myth #4: You have to pick one platform (i.e. text, mobile web or downloadable applications).

Just because the companies making this statement aren’t available on every platform, doesn’t mean it can’t be done! By the end of the day they start getting calls from half-a-dozen different agents and will probably be pretty upset since they will feel their privacy has been violated by all the calls! After all, they sent a text and expected a text back with property information—not a very good way to achieve client loyalty.

Text messaging used properly is a great start for a comprehensive mobile strategy. Used on its own or used incorrectly, text messaging merely scratches the surface of mobile and will act as a deterrent. Smarter Agent allows you and your clients to use text as an entry point. Trust me a simple cell phone of any kind will do. It's not that I am against IPhones or BlackBerries, whoever is happy with them - fine! But their absolute necessity in real estate business is hyped. By the way according to recent research real estate agents are among the worst drivers in US. You know why - too much cell phones while driving. I prefer not to search MLS on my phone driving 80 on I-75. Whatever client it is.

The thing with iPhone users is that we are zealots. Give us a shiny new app for whatever quest we are on and we are happy, happy, happy.

And that is not just real estate. Travel, socializing, religion, podcasts and finance are often our main stays on the phone now. The improtant point that you made was that everyone is now developing apps. iPhone lead the way and while we may only be 7% we are a vocal, app loving 7% that lead the phone tech market in new directions. Make sure you keep your eye on what iPhone does because it will tell you what the others will be doing.

Bob- We are not yet live in Tulsa. Until we have an agent or broker in an area that wants to launch a branded application powered by Smarter Agent, we cannot establish a vendor relationship with the MLS. You could be the first!

Hi Jennifer, with regard to myth #1 if you look at SmartPhones and not just cell phones iPhone, Blackberry and Palm DOMINATE over Motorola, LG, Samsung, and Nokia. Great thoughts on the wave towards mobile. iPhone is already on its third iteration from a couple of summers ago and completely dominates all the others with downloadable apps.

Hi, Gary- You're right, when you take non-smartphones out of the picture, iPhone, BlackBerry and Palm reign supreme. While most agents and brokers have adopted smartphones, many consumers have not. Who knows how many years it will take before a majority of the population has smartphones. So until then, we wanted to give real estate professionals a solution that reaches all their clients and doesn’t exclude based on phone type. iPhone apps have certainly made everyone aware of the power of mobile applications!

Like all new technologies, the mobile internet began big, clunky, slow...and as a result few people used it. Now, with better devices such as the iPhone, and with companies with as this Smarter Agent realizing the importance of usability and access, more and more people will be tuned into these technologies. Eventually, most people will have an iPhone device and will be hooked up to the net through it. If you're on the wave now, you'll be on top when everyone one else catches up.

Jennifer, That is a lot of information. My head is spinning. Smartphone is the future and it's hard to keep on top of the technology because by the time we get it on the streets it's technically out dated. I do my best and love my blackberry but it's a fossil already and I just got it in May this year. What will they think of next? I think if I turn my head in the opposite direction I can counteract the spinning. Great information.

My tablet PC and Blackberry makes me very mobile, although some people have so many ways of conducting their day to day business. Being so spoiled by RIM and Microsoft, I fail to see how you can live without it!

Hi Jennifer -- If you could private message a response as well as I probably won't come back to this post, my question is:  What % of cell phones on the market can actually display your app?  My own informal survey says 75% of cell phones are not web enabled in my local market.  Receive a text msg. yes.  Display a mobile web app, no.
