Cleveland Ohio Buyer's Agent -- How to Find A Good Buyer's Agent

How exactly does a prospective home buyer in the Greater Cleveland Ohio area go about finding a good buyer's agent?

Call me and your search has ended <a bit of humor to break up the serious title>...

But seriously, how exactly does one evaluate a buyer's agent?  Does a colleague, friend or family member mention someone?  Do you call the person who advertises their services in the local magazine who claims to be #1 of everything?  Do you Google: Cleveland Best Realtor and review various agent websites? <I am in the results on page 1 which is how a recent seller client (we sold their home in two weeks) of ours found us.  If you are thinking Yellow Pages...nix that thought!

I will mention a few competencies that can make a huge difference in the final outcome:

  • Negotiation.  Plain and simple, how well of a negotiator is a buyer's agent?  Ask the buyer's agent if they have ever heard of "Getting to Yes" or have been trained in Principled Negotiations.
  • Allied Service Proviers.  The selection of a well qualified home inspector, pest inspector, radon inspector, and auxiliary service providers such as structural engineers, etc., can make a huge difference in potentially avoiding a financially destructive purchase.  We have no dire
  • Expense Reduction.  Does the agent recommend independent title, escrow and mortgage companies who have lower fees and exceptional service?  Does the real estate company charge an administrative transaction fee? (We do not.)  We only recommend independent title, escrow and mortgage companies which we have no interest in whatsover, no Afiliated Business Arrangements, no Joint Ventures, no individual share ownership.
  • Technology.  Can the agent create a state-of-the-art website to help simplify and organize your home search.  Can they adapt to your current use of technology.
  • Customer Service.  We prefer to let our past clients speak on our behalf.
  • References.  Does the agent pro-actively provide a long list?

While I could create many more topics, this should give a prospective buyer the idea that "not all buyer's agents are created equal."

Choose your buyer's agent wisely -- your financial outcome, security and happiness depend on it.

Negotiating skills are indeed so important - can save a buyer thousands and so much more. It can be hard to figure out, from one meeting, if an agent is a good negotiator, indeed.
