Since the inception of the internet, realtors have received phone calls from many companies offering their services. If its not about buying a website, (which most realtors had no clue about back then) or search engine marketing (SEO), or top placement on the search engines, they remained clueless.

It all breaks down to understanding how this all works. Most realtors that I have spoken with over the years since 1996, had to learn  from someone. It was usually from a salesman representing a product that they, too did not understand. Hence, confusion.

Many agents have heard about or tried the Pay-Per-Click marketing programs without much results or it became too expensive because the search terms became expensive. This was due to the power bidding that went on for certain key phrases between the agents. Example: " San Diego Realestate" . If you are using your city followed by the words "real estate", it will probably be the worst search phrase possible if you are looking for buyers and sellers to click onto your website. Reason #1. Its too costly. Reason #2. Its too broad and general and usually typed in by people who are at the very beginning of their search cycle for a home and don't know what they are really searching for at this point. Reason #3. Or its agents looking for other agents. And finally, worse case scenario, Reason #4. Its marketing companies who type that in to find page after page of realtors in that city so as to call them and sell them a box of pens with their name on them, ad nauseum.

Yes, you can be at the top of Google, Yahoo, MSN, and Bing.com! Currently, I have 100's of real estate agents and brokers in the top positions on all of the search engines accross the United States.

Technology changes daily. So, your marketing efforts on the internet must change as well.

Most people who are looking for a realtor in a city type in very specific search phrases. Most folks don't type in "San Diego Real Estate". If they are looking for a home on the coast, they may type in San Diego coastal properties. Or "Del Mar ca coastal properties'.

Any time you type in a city, always or usually follow it with your state abbreviation and then the search phrase. This will localize the search and bring you up in the top ten next to the local map. Try this as an example..."real estate sales Kingston Tn" or "Kingston tn golf properties" or "kingston tn short sales". Here you will find an agent who tried everything without any results until I called her. She was on page 32 of Google under the term Kingston tn realtors. No one was finding her because no one ever goes back to page 32! Nancy Gaines now has over 20 search phrases appearing in the A position on Google, Yahoo, and Bing.com Her phone rings off the hook now. How do I know this? She called me to tell me and offered me 3 referrals who all signed on board with me as well. They are now all in the top spot in various cities.

So, when I read or hear an agent say that search engine marketing dosen't work. They are wrong! They just don't understand. Yes, any agent can have top placement next to the map listed in A through J. All my clients are in the A and B positions. Most of them didn't understand either until I called them. If you want to see where your competitors are on the first page of Google, at the top, next to the MAP, type in your city, followed by your state abbreviation, then "realtors". Try this using your own search phrases, but always use your city and state. This localizes your search.

Whatever your specialty is, whether its  foreclosures, commercial, waterfront, new construction, luxury homes, investment properties, horse properties , etc....then you need to see this.

Many companies are promising top placement next to the map. Yes, they are probably legitamate. However, if they tell you it takes 4-5 weeks to get there...BEWARE!

Our clients are at the top within 3-5 business days. If not sooner! We actually send you a bi-monthly report of the number of impressions, (number of times that search phrase was typed into Google) and number of actions. (Number of times your website was clicked into)

Thanks, Bert, for the information. I am fairly new to Active Rain and I'm learning as much as I can as fast as I can. I've got the right words in teh "wrong order." I will be interested to see what happens when I reverse it.
