Our services include: Rental/lease applications and screening:Applications are processed through an independent third party company. Screening includes but is not limited to credit reports, criminal background, income verification, rental history, evictions and employment or income verification for all persons 18 years of age or older who will occupy the property.All adults living in a rental property are required to be named on our Lease. We keep the lease current and in line with Florida Statutes. Owners will receive a copy of all executed leases.

Scheduling maintenance: Maintenance of your property is one of the most important factors in maintaining value. If maintenance is necessary, we have a "hand-selected" choice of vendors and contractors who are licensed and insured. The work performed on your property should be quality and affordable.

Rental/lease fee collections:We stay on top of our books here. If a payment is one day late our system notifies us. We then make an attempt to collect in person and in writing.

Vacation rental bookings:We can manage your temporary rentals too. Whether it is daily, weekly or monthly. Our management fee is 30% with the cleaning cost included. (For short term/vacation rentals)For a long term rental we charge a 9% fee. (long term is anything over 3 months at a time)

Marketing of the rental:Marketing Plan: Your property will be advertised using the most researched and proven methods to date. Your property is made available for viewing by rental shoppers by placing it in the Multiple Listing System, on multiple websites, through major search engine placement, housing websites, fax-blasts, circulated inventory lists, sales office promotions and our own search-engine optimized website.

Showings:Your property will be shown to pre-qualified prospective applicants by our Property Managers and licensed real estate agents.        

Quick Communication:Communication with owners is important to us; it keeps us at the top for maintaining a high level of quality customer service.

Our Fees: We charge 9% of the rental amount per month for our professional services for long term rentals. Anything over 3 months is considered long term.

         Harris Realty currently manages a wide range of rentals in Palm Coast. We are experiencing a good occupancy rate in Palm Coast. We have a full time company that supervises the cleaning of your rental and maintenance. Your rental is handled by the same cleaning crew - so there is accountability.  We do not rotate your linens or towels, everything stays in your condo. We do not take out for reserves for replacements, so if anything in the unit needs to be replaced it is your responsibility.
