Sonoran Property Inspections - Tips for home owners

Sonoran Property Inspections is seeing the same type of items on a very consistent basis when doing our Home Inspections in Scottsdale,Phoenix and surrounding communities. If the home owner does just a little bit of pre planning maintenance the stress involved in the Home inspection and selling process can be greatly reduced or eliminated. Take a look at this picture:

Here we see the mud ball is completely cracked out , this is completely normal to see as the roof is always expanding and contracting to a certain degree. If the maintenance was being done properly and consistently, this is a 15 minute fix and can potentially stop water from entering the structure. When Sonoran Property Inspections see's this on our home inspections, we must report it as a deficiency however it is a really minor repair. I think the problem arises when the buyer looks at 10 or 15 items like this that are individually minor items but grouped together they start to become overwhelming for someone not in the industry. 
We take our job very seriously in trying to educate the buyer and painting a picture that doesn't scare the buyer, yet informs the buyer not only of what the current condition is , but what can potentially take place down the road.
