I don't understand range pricing when people would be crazy not to just offer the lower price, but looks like a nice property.

Once again, see the link in my commnet above for range pricing. 

I have been so successful this year with Range pricing, I use it on every listing. 

Price it low enough to entice buyers.  A have found, when sellers get an offer, if they need to sell, they will say yes to a low offer to get moved, give them the chance!
