When Buyers Know More Then Agents. Did that title catch your attention? Your might be wondering what I'm talking about. This is going to be a short blog but it is going to be about something that has happened to me twice in the last month. Thanks to the Selling Agent.

In San Diego our MLS has a program called Client Gateway. This allows for our clients after setting them up to receive a email when a property that fits what they are looking for becomes available. It also will let them know of any status change or price change. This is a great system for alerting our clients quickly about new properties.

Now here is when a Selling Agent can make you look uniformed. One of my clients has an accepted offer on a short sale and knowing how long they can take I don't tend to bother the other agent every week for updates. I do on the other hand want to be informed as soon as any important information is found out. This also includes letting me know if your going to pull the property off the market!!!!!!!! I was just finishing up with a showing when I received a call from my client with the accepted offer wanting to know what is going on with the property. At that point I didn't have any new information so I told her we are still waiting for bank approval. That is when she said " its withdrawn" which I had no information about, why because the selling agent I guess didn't feel it was that important or professional to let me know ahead of time so I could let my client know before she found out by her Client Gateway. Thanks Selling Agent#1  

Situation Number Two. The other weekend we submitted an offer on a property. It was Labor Day weekend and a conventional sale so I wasn't expecting a response until after the long weekend. Tuesday came and I received a email from the listing agent letting me know she has received the offer and will be presenting all offers when her clients gets back in town. This did make me happy because it seems to be getting harder just to get confirmation about a received offer from agents now days. Anyways I informed my client and we patiently waited for a response on our offer. A couple days go by and I receive a phone call from my client wanting to know the situation on the property. Again I didn't have any information yet so I let her know that I was planning on making a phone call in the morning if I haven't heard from the other agent by the end of the day. Well to my surprise she said " don't bother its been withdrawn".  Thanks Selling Agent #2 for the update.

Is it just me or am I on the same book as most everyone else. Shouldn't a selling agent take time to call or email everyone who has an offer waiting for a response. It doesn't have to be a 30 minute phone call or a one page email, but what is wrong with just picking up the phone Phoneand say " I'm sorry to inform you but we are pulling the property off the marking". Is this to much to ask for or Is this exactly what we should expect from agents.

Vito: It is not too much to ask. We are experience the need to do more … more follow up … more follow up … more follow up … to stay on top of what’s happening. I am in contract expecting to close by the end of the month and the listing agent ignores my emails, phone messages and faxes. Truly amazing.

It's is never to much to ask. On short sales in the beginning stage a follow up once every 10 days if there is a negotiator assigned to the file once a week follow up. When I receive a email saying the client is out of town I wait patiently a couple days. And yes it's always amazing when your in escrow and the other agent disappears.

I love these auto sending programs because it saves us time, but on the back end look at what is happening.  If there is a function that you can CC yourself to the updates via email it might be a good way to keep a leg up on your buyers.  I'm not calling the agents innocent, but I can walk up to my secretary have something put on hold (email goes out) and buyer recieves it, before I have a minute to call the other agent.

 

One email travels faster than 2 phone calls.

Yes these auto sending programs are great and you can CC yourself in but that doens't mean you will always read the email first. I never known of any property that had to be pulled off the market so fast that an agent didn't have ten minutes to email or call the other agents to give them heads up.

I can't wait until all these REOs and short-sales are ancient history.  Personal relationships and common courtesy have gone out the window.  It's gotten to the point where I'm shocked if a listing agent even follows up with me.
