Huntsville and Madison Real Estate Market Update

Well here we are again. Do I really have to tell you that the month of June is half way over? That means that 2007 is about half way over... WOW!! That's all I will say about that but its about for another snapshot of our our local real estate market is doing.
Here we are ready to recap our Huntsville statistics for the month as of today June 15, 2007. I am very excited to report that there were 150 homes sold in Huntsville and 77 homes sold in Madison so far this month!!! There are some parts of the country that are really experiencing sluggish market conditions right now but Huntsville has kept a steady pace.
Huntsville is right on pace this month compared with June of 2006. Last June, there were 309 homes sold in Huntsville and so far this month we are right at half way with 150 homes already sold. The average days on the market in Huntsville right now is 65 and last June it was 61. The current average selling price in Huntsville is $185,994 and the median selling price is $150,000.
Compared to last June, Madison is just a little bit behind last year's numbers. However, the month is only half way over and in the Madison area there is usually a catch up later in the month due to end of the month closings. Last June, there were 222 homes sold in Madison and so far this month we are less than half way there with only 77 homes already sold. The average days on the market in Madison right now is 79 and last June it was 75. So not a lot of deviation there, which is good news for home sellers. The current average selling price in Madison is $224,496 and the median selling price is $194,200.
