Patience is the watch word when considering Baltimore County real estate sales rates. The market is showing signs of life, thanks in large part to the $8,000 tax credit, but we're still not back to a normal.
Sellers need to understand that real estate market conditions in Baltimore County are still in favor of buyers from the standpoint of inventory. There's alot of choice out there. That broad selection can contribute to buyers taking their time – like an extensive menu in a restaurant - it's tough to choose.
Because the supply of residential real estate for sale in Baltimore County is still relatively high buyers may just purchase the neighboring house and not yours. You have to put your property's best foot forward in order to increase the chances that it will sell.
As I drive down Marriottsville Rd between Liberty and Granite roads there are at least 4 houses for sale right now. The houses are all ranchers with at least a half acre lot. One has a generic "FSBO" sign in the yard the other three are represented by Realtors. Already the FSBO is at a bit of a disadvantage.
I have found each of the Realtor represented properties on several websites. One also has a very nice virtual tour. However, I have not been able to locate any online information about the FSBO. So in large part the owner's marketing is limited to drive by traffic.
I've called and stopped by and have yet to speak with the owner. Although I am interested in helping him sell his property I could be bringing a buyer to see his home. With 3 other houses for sale on the street he could lose out unless he gets a better system to handle folk who are responding to his sign (like hiring a Realtor:).
So if you’ve had your Baltimore County home on the market for a few weeks don't get anxious just yet. Make sure your Realtor has an aggressive marketing strategy that includes the internet. Be aware that over 90% of all home searches begin online.
Make sure your home is well staged - even if you are still living there. Pack up the personal effects like pictures. Also, if you have any overt political paraphernalia around - pack that up to. Your goal is to sell your home.
Most importantly - price it right. Your Realtor has tools that can develop a precise range based on sales in specific Baltimore County neighborhoods. At first you may not like what your agent suggests - but keep in mind - pricing your home too high will make it sit on the market, while you continue to incur costs. You may wind up paying more in carrying cost than you would have if you priced right from the start.
Baltimore County’s real estate market is competitive. You have to stand out in the crowd and offer a great value in order to reach your goal of getting your home SOLD!
