Im preparing for an open house and i was just wondering what some people in different parts of the country are finding successful as far as mailers,contests,giveaways,food, as im sure there are some great ideas out there. Do you find that doing these things bring potential buyers through for even the toughest of homes to sell? I personally have mixed feelings about open houses, such as newness to the market, location, price, and condition. Would love to hear everyones 2 cents on this topic.
Price, condition and location are what will sell houses. Gimmicks and giveaways are all just window dressing. Haven't found that any of them do the job better than the basics.
Open houses are a challenge in my area. You have to have the open house in a high traffic area and we work in a resort area and that is the biggest challenge. If I do a lakefront then I get lots of people, but if I am in the woods a little bit, it is very slow. Good luck at yours.
When I send out the Just Listed postcards, I include the open house date on it. I put an open house sign in the yard mid-week with the date and hours of the OH. I blog about the open house, put a post on craisglist, and tweet about it on Twitter. I don't do contests, but I have copies of my newsletters and refrigerator magnets with the Cowboys football schedule for giveaways. I've only once sold a house to someone who came through the open house. I use the opportunity to find buyers and to find potential sellers in the neighborhood.
