I received a phone call recently from a prospective Greater Cleveland Ohio home seller. This seller had his 200K home on the market for six months, twenty showings, only one feedback from the twenty showings and no offers. The home expired off the market unsold.
This seller's main focus with me was to get me to reduce my commission by 1K. Mind you, since it is my company and I post our company's commission on our company website, along with a commission calculator, we believe we have the most innovative service offering coupled with a low listing commission for a full service brokerage in the entire Cleveland Ohio real estate marketplace.
Instead of focusing on why this seller's home hadn't sold, the state of the market, what is selling, what is not, and wanting to investigate reasons why this home hadn't sold and look solutions to helping this seller achieve success, this seller's focus was on one-thousand dollars.
I asked the seller point blank: How badly do you want to sell your home? I never received an answer to this question.
Once I said my already super competitive listing commission was not negotiable, the seller promptly ended the conversation.
I always try to put myself into a client's shoes, so if I had been trying to sell my 200K home with 20 showings, zero offers in the prime selling season to no avail with amost no feedback, I would not try to haggle with a listing broker over 1K but would instead want to try and determine why my home hadn't sold and what could I do to get it sold, but what the heck, that's just me.
Think about it: 1K divided into 200K is one half of one percent, that's right, a whopping 0.5%.
Me, I would be worried about the other 99.5%.
In my book, this is penny wise and pound foolish.
