The homes in the graph above  and the statistics below are in the City of Worthington. the Village of Riverlea, the City of Columbus and Perry or Sharon Townships.  There is another entry for City of Worthington (with Riverlea sales lumped in because that's how our MLS is set up. Only  one Riverlea sale in August I believe. It's little.)  City of Worthington home prices. 

The neighborhoods in the Worthington School District that are not in the City of Worthington (or Riverlea) were in Brookside Estates, Brookside Woods, McAlister Crossing, Olde Sawmill, Ravines at Worthington, Schoolside Village, Seven Oaks at Worthington, Smokey Ridge Estates. Stilson Highlands, Village at Worthington, Western Hills, Westworth Village, Worthington Green, Worthington Woods and Worthingview and more.   

Lower average sale prices may be partly because of the number of first time buyers in the market now.

Average home sale price -4.8% from August 2008
August 2009 Average home sale price - $159,000 
August 2008 Average home sale price - $167,000

Average home sale price +2.9% from August 2008
August 2009 Average home list price - $211,000
August 2008 Average home list price - $205,000

Worthington homes sold within an average of 96% of list price in August -2009 identical to 2008

Maureen, it's interesting to see listing prices up and sales prices down!  Ohio must have lots of optimists!

Jenny it is relatively easy.  I have a system for doing them and Trendgraphix does the heavy lifting.  I am hesitant to say they are  easy because someone in my market made a big issue of them when the first Localism was introduced and I started doing local content back in 2006. 

I really like the look of the graphs from.... shoot I forget the name... Altos Research!!!  If I was not already paying for these as a Real Living agent through my tech fee I would do Altos.  Something that was said about Altos though on a webinar I listened to made me wonder if they (Altos)  can be as accurate as the TrendGraphix.

Patricia Worthington is not as "optimistic" as some parts of town....  It can be that homes being listed are bigger homes or better homes but with the first time buyer tax credit I would not think that is likely.  They'll reduce to a price that will comfortably be bought for about 96% of list!
