Surviving as a Seller

This is the toughest time to be a seller of real estate!  How can you compete with Short Sales and Bank-owned properties?  The buyers are looking for bargains and are often quite unrealistic in what they can get for their money.  Yet they persist in listening to the media (which is always out of date and often quite biased) and attempting to get something for nothing.

 

As a Seller, you are not interested in "giving away" your house.  Far from it!  You know the joys and benefits of your home and have loved it.  You want to sell, but you don't want to be taken advantage of.  You know what your house is worth to you, and you don't understand why the buyers don't see its value.

 

The key to surviving as a Seller is to be able to think like a Buyer.  Repeat that: you have to be able to think like a Buyer.  That's why it's great to use a realtor with an ABR designation.  ABR is Accredited Buyer's Representative, and the classes involve working with buyers and knowing how buyers think.  Because I am an ABR and I work with buyers on a regular basis, I can think like buyers and I can share that understanding with my Sellers.  It's often difficult to turn your mind around 180 degrees when you're trying to sell, but it is extremely valuable and may often make the difference in getting the house sold.

 

Buyers's tastes change; fashions change; and the list of desirable features change.  How can you make your home appeal to today's buyers?  Hire a buyer's agent!!  Make an appointment to pick my brain!  I love the information age because I love sharing information.  And I love to learn from my clients.  So that creates a win-win-win for my Sellers.

 

A word of warning to all Sellers:  most agents deal with buyers 99% of the time and are actually uncomfortable dealing with Sellers.  It takes a background in mathematics and statistics to be able to analyze this market; and it takes skill to impart that analysis to Sellers.  We have a unique approach to market analysis at Universal Realty, and if you will take the time to understand the market and our approach, you will be able to get your house sold at market value.  Don't chase the market downward, watching your equity slip away -- get a good analysis today and do what it takes to move forward.  Give me a call!
