Marketing: Will virtual curb appeal matter more in the future?

What I call virtual curb appeal is exactly that: curb appeal, virtually--that is, online. While agents are wise to stress the importance of physical curb appeal, how about the virtual kind? We know that most home buyers will start their research online, so what are we doing to differentiate ourselves from the masses of other realtors? I see so many "ok" sites--too many in fact--that just don't invite the user to navigate, to look deeper. 

So how are you maintaining your virtual curb appeal? What are you doing online to differentiate yourself, as a realtor, from the 30+ thousand of competing realtors in and around Toronto? When you visit your website, are you proud of it? Do you have nice photos of your listings? How about video?

Peter, Video is king now.  And the pictures must be good.  Putting pictures on your listing that are dark, unedited have a very very negative effect.

Thanks Brian. Yes, and that's the trick. Because everyone has a website nowadays, it's more important than ever to put in extra effort in designing our web presence. Video, implemented well into the design and offered for viewing with quick loading is a very effective marketing add-on. 


Hi Marcia: Exactly. Like I said earlier, since everyone has photos and a web presence in general, it's more important than ever to stand-out from the crowd. And how do you do that? Video is one way!

Peter I think virtual tours and/or videos make such a difference. One agent I work with does 360's of major rooms that give the buyer a feel for the room. Other agents call it a virtual tour but it's just a still picture going from side to side which is not nearly as effective.

I can't tell you how many times I have hit the back button because the website I landed on just looked to sketchy and I wasn't sure if they were just fishing for emails and would bombard me with spam if I contacted them.
