A few years ago in TX, a change was made to the way we could do business. When a buyer was purchasing a home, they were given the option of using the existing survey or obtaining a new one. On the surface, this seemed like a great idea for consumers. Buyer's would be able to save the $300-$500 cost of a new survey.
Guess what? The survey companies suddenly lost a great deal of business, as everyone was using existing surveys and not ordering new ones. So, in order to protect their business, if there was a dispute about the existing survey, the survey company would disavow any responsibility since the survey was not done specifically for the buyer. Hmmm, this could be a problem. If I were a buyer, the first place I would turn to would be my agent and ask them "Why did you tell me I could reuse this worthless survey? Aren't you supposed to represent my best interests?"
So, now buyer's get a new survey. Period.
