A few weeks ago we shared our list of 20 ways to add value to your home. What if you want to sell that home? Today we’re sharing 5 easy steps to take if you want to sell your home.

1. Clean like a fiend. It’s next to godliness right? This is something that absolutely must be done if you want anyone to take a serious look at your home. It’s cheap, around $10-$20 in cleaning supplies, and the benefits are enormous.

2. Depersonalize. Remove those family photos, dry erase boards with wacky stuff written on them, etc… You may think it’s unnecessary because it adds a personal touch but believe me it takes concentration away from the house when buyers spend time looking at your photos. We want them concentrating on your home!

3. Professional Staging. This step isn’t for everyone but if you can afford to do it you can actually increase your selling price. You can also try your hand in DIY staging. In the Tallahassee Real Estate Market, I’ve staged many homes. The secret to all of it is that staging really means decluttering. This simplifies a layout and gives your home more space.

4. Lighting. It’s subtle. For most people, when the lighting is great they don’t notice it and when it’s bad they can’t pinpoint it. This is one of the most important steps. Let light come in through the blinds, the windows, the front doors, etc… But also remember to diffuse it. This means when direct sunlight is coming in your window you might want to soften it somewhat so there’s no harsh light cutting across your living room making it hard to view. Remember this changes with the sun.

5. Knowledgeable Agent. It’s important you get somebody who knows your city, your area of town, and your neighborhood. Enthusiasm for you and your home is a must. Go with your gut. In this economy, the good ones remain enthusiastic.
