It seems the amount of pending sales keeps going up. My big question is how many of these 12,392 sales will close. Recent research shows that only 1/3 of all pending deals are closing. Many reasons include, appraisals coming in too low, inspections uncovering too many problems, lenders changing their funding rules last minute, well really the list can go on and on. I'm trying my best to make sure all my pending transactions will close by doing the "extra" work and for-seeing challenges before they arise. So far it has helped by attending all the inspections, but most importantly seting up my buyer's expectations ahead of time. They are buying at a great time, but are in for a long bumpy ride!
