Making a referral for a VA COMPROMISE SALE listing. . FROM BOISE, iDAHO TO VIRGINIA AND BACK TO BOISE!
Take a minute and read Jim Paulson's post about a seller that I referred to him in Boise, Idaho.
"But, Lenn, you're not in Boise. Your business is in Maryland and Northern Virginia."
Indeed. However, ActiveRain and Google are everywhere and that lets me be everywhere too.
FINDING THE RIGHT REFERRAL AGENT. Jim Paulson wrote that I interviewed him before making the referral. Yes, I take referrals very seriously and always try to make sure that the receiving agent is experienced and motivated to help the consumer.
This seller is in desperate need of good representation, is a veteran, and, one thing of which folks can be sure, I'll go the extra mile for our military or former military folks. I would never make a referral without first vetting the agents to make sure they have the experience and motivation to do the best job they can for buyer or seller.
Jim Paulson was wonderful. First off, he answered his phone. What a concept.
Secondly, while Jim's profile indicates that he has a significant time in business, he also has good short sale experience, which for a VA Compromise sale is important. For folks not familiar with VA Compromise sales, they are a short sale for a VA financed owner/seller wherein the deficiency is covered by the VA to permit the VA financed owner to sell and move on although they will agree to repay the VA for the deficiency. I was satisfied that the seller/owner had the ability and motivation to manage the terms and conditions necessary for a successful sale.
BOISE HOME OWNER CONTACTS MD/VA BROKER FOR HELP. For those interested in why this owner contacted me in MD/VA about a VA Compromise sale in Boise Idaho, that's the most interesting part of this adventure. This seller had contacted VA and the VA advised that he should qualify but needed an agent to list the property for sale. He had contacted many agents and gotten nowhere. As he said, when he mentioned VA Compromise sale, they just blew him off.
Here was a motivated seller desperate for help, ready to list his property for sale, and no agent he contacted would even listen to him. This home owner was at his wit's end. The hardship to qualify for the VA Compromise sale was a job transfer. He needed to sell his home yesterday.
ENTER ACTIVERAIN. The consumer went to Google and searched for VA Compromise and read a post that I had made to ActiveRain in January 2009 about that very subject, the VA Compromise sale.
The gentleman telephoned me, we chatted for a while and I agreed to try to help him find a good listing agent. While I wasn't hopeful of finding an agent experienced with VA Compromise sales, I knew that experienced agents would understand the procedure which is similar to but far easier than the average short sale.
I reviewed a number of ActiveRain profiles and it appeared that Jim Paulson had the qualifications to help this home owner/seller.
I telephoned Jim, he answered his phone and the referral was made.
