FROM BOISE, IDAHO TO VIRGINIA AND BACK TO BOISE, A SUCCESSFUL REFERRAL.

Making a referral for a VA COMPROMISE SALE listing. .   FROM BOISE, iDAHO TO VIRGINIA AND BACK TO BOISE!

Take a minute and read Jim Paulson's post  about a seller that I referred to him in Boise, Idaho.

"But, Lenn, you're not in Boise.  Your business is in Maryland and Northern Virginia."

Indeed.  However, ActiveRain and Google are everywhere and that lets me be everywhere too.

FINDING THE RIGHT REFERRAL AGENT.  Jim Paulson wrote that I interviewed him before making the referral.  Yes,  I take referrals very seriously and always try to make sure that the receiving agent is experienced and motivated to help the consumer.  VA Financing

This seller is in desperate need of good representation, is a veteran, and, one thing of which folks can be sure, I'll go the extra mile for our military or former military folks.  I would never make a referral without first vetting the agents to make sure they have the experience and motivation to do the best job they can for buyer or seller.

Jim Paulson was wonderful.  First off, he answered his phone.  What a concept.

Secondly, while Jim's profile indicates that he has a significant time in business, he also has good short sale experience, which for a VA Compromise sale is important.  For folks not familiar with VA Compromise sales, they are a short sale for a VA financed owner/seller wherein the deficiency is covered by the VA to permit the VA financed owner to sell and move on although they will agree to repay the VA for the deficiency. I was satisfied that the seller/owner had the ability and motivation to manage the terms and conditions necessary for a successful sale.

BOISE HOME OWNER CONTACTS MD/VA BROKER FOR HELP.  For those interested in why this owner contacted me in MD/VA about a VA Compromise sale in Boise Idaho, that's the most interesting part of this adventure.  This seller had contacted VA and the VA advised that he should qualify but needed an agent to list the property for sale.  He had contacted many agents and gotten nowhere.  As he said, when he mentioned VA Compromise sale, they just blew him off.

Here was a motivated seller desperate for help, ready to list his property for sale, and no agent he contacted would even listen to him.  This home owner was at his wit's end.  The hardship to qualify for the VA Compromise sale was a job transfer.  He needed to sell his home yesterday.

ENTER ACTIVERAIN.  The consumer went to Google and searched for VA Compromise and read a post that I had made to ActiveRain in January 2009 about that very subject, the VA Compromise sale.

The gentleman telephoned me, we chatted for a while and I agreed to try to help him find a good listing agent.  While I wasn't hopeful of finding an agent experienced with VA Compromise sales, I knew that experienced agents would understand the procedure which is similar to but far easier than the average short sale.

I reviewed a number of ActiveRain profiles and it appeared that Jim Paulson had the qualifications to help this home owner/seller.

I telephoned Jim, he answered his phone and the referral was made.

I just referred out a lead and went through 5 agents before they finally answered the phone.  I also emailed from their website to see how much they pay attention!

Congratulations Lenn!  I am finding it is harder and harder to give a referral!  Agents do not answer their phones, they do not return calls, and they do not do follow up.

Lenn, we can't overstate the power of Google and ActiveRain!  I was called yesterday by a first time buyer.  He called me because hae had googled FIRST TIME HOME BUYER SEMINAR LANCASTER PA.  In first position came an AR blog from my team.  Next was a link to my own AR blog.  Third was my teammate's blog to Localism.

Lee and Pamela.  Thanks.  This one is working out so far because there's a good contact on the other end.

Don.  Isn't that a fact.  If you can't get help on ActiveRain. . . . .

Barb.  Thanks.  Your owner is a smart lady.

Marie.  ActiveRain has brought some wonderful referral agents in my system.  BTW, the VA compromise sale is a good resource.

Judi.  Thanks.  I hope Jim Paulson gets some notice when the home closes.  Shucks.  I'll make sure he does.

Robin.  That's funny.  Absolutely, the agent doing the grunt work is the one who deserves the credit.

Tami.  I have had the same experience.  It defies logic.

Dorie.  I'll post the outcome when it's done.

Jim.  Mmmm.  Are they the ones who are complaining about the market????

Brian.  That's what makes my phone ring too.

Tammy.  We are so indebted to our military service members, it's an honor to help them.

Steve.  Thanks.

Ironically, I just read a post questioning how AR works.  I tried to provide a little insight, but I could have saved myself a lot of time by referring her to this post.  Nice story.  I hope it works out.

Erik.  Thanks.  This isn't the first referral I've made to ActiveRain members.  I've made probably about 50 of them by now.

Excellent Post.  I am wondering if the lack of Agent Phone Answering is due to shear lazyness or are they out working another job somewhere.  I have been playing phone tag with an agent for a week and it is getting very frustrating.  Especially since WE refered the buyers to the Agent and it is starting to come back on us.  I am NOT happy.

Michael.  I am at a loss to explain the poor telephone responses in your business today.

I have heard agents state that they don't answer their phones or cells.  They let all calls go to voice mail which means that the caller is literally ON HOLD until the agent gets around to it.

Others only return calls in small windows of time each day.  Well, that means that if you're not available during that window, you're out of luck.

Answering the phone generates business.

Lenn, I love to hear when things go right!  I wish the media would do more of that.

I need to come up with a better system for making referrals.  I have had a few opportunities to refer someone to another agent outside my area.  Eventhough the deals all closed, all but one customer said they weren't happy with the service from the other agent.  I feel partly responsible for their dissatisfaction because I'm the one who referred them and I hate that.  Any advice?

Oh Stacie.  I am very particular to whom I refer a buyer or seller.  This is why I love the AR blogs so much.  I can read the profiles and blog posts before contacting anyone.

Then I like to have a long chat with them.  To say that I VET them is quite accurate.

I've had better luck finding good referral agents on AR than ever before.

Awesome posts, Lenn and Jim, past and present. I reposted the VA Compromise info post.

It cracks me up when I get referrals from agents whose only concern seems to be the fee.

Vetting is a must. Any agent who's ever goofed and sent a bad referral knows! :)

Interviewing potential referrals is definitely a given. We have to be able to 'feel' out whom we will trust with our leads.

Lenn, I first read Jim's post and was amazed. I had to come over here to see how it all came about.  I couldn't agree more when you said "First off, he answered his phone. What a concept."  I know when I call someone I expect them to answer their phone OR to check their voice-mail and callback asap. This is a pet peeve of mine.  I get so frustrated when I call other agents and they don't get back to me. I love this story, It's very inspirational and gets me excited about, AR and social networking. Thanks for sharing!!

Sheree.  By George, I think she's got it!!

Candice.  I've gotten those calls too.  Generally, it goes no where because I accept few referrals.

Sally.  Agreed.  If we are going to take the responsibility to make a referral, we should make as good a one as we can.

Kate.  Indeed.  I thought the entire adventure was quite interesting.

Jane.  Thanks very much.
