The days are getting shorter, you're pondering how little you can get away with wearing for your Halloween costume, and your starting to think about what your plans are over the holidays. It's also a great time to start pounding the pavement and hitting the Sunday open houses. I haven't posted an open house tour in quite some time, so for those of you who have been following my blog for a while, you may see some repeats on the new construction projects. I think we might have reached our cap for the most part on new WeHo developments, although I know of a couple still in the works. For my newer readers, I like to include the new projects so that everyone knows exactly what is available on the market. Grab your quad shot, sugar free non fat vanilla latte and let's get started! Saturday -A good day to do drive bys (no, I don't mean the kind you used to do in high school where you drove by the person's house you had a crush on or where you were trying to bust your boy(girl)friend at another person's house...I swear I've only heard of such things). Check out:
1) Metropol - 6001 Carlton Way, Hollywood - 41 units in the heart of Hollywood. We are just finishing up a few items on this project, so we will not be open for viewing this weekend, but I think it's a good idea to drive by and check out the building. This is a great opportunity to move into in a new architectural building in an up and coming neighborhood at affordable pricing. Units from the mid 400's - mid 700's.

130 North Swall, Beverly Hills - 1br/1ba, Roughly 980 sq ft- $675,000 - Check out the neighborhood and the exterior of the building (done in 2004). It's definitely one of the best values and nicest condos in Beverly Hills proper. I am available for private showings on Saturday with ample notice.
Sunday - Doing the Circuit - Today is the day to make your rounds and see everything that's out there. It's a great time to be a buyer with a ton of options to choose from! Here's how I would structure my day:
1) The Luminaire - 928 North Croft Ave, LA, CA 90069 - Obviously you are going to start with my open house first. Rich kids readers - here's a major heads up. We have reduced the three ,2 br/2.5 bath units (2053 sq ft - similar to model units) by word of mouth and these prices won't be reflected in the MLS until Sunday afternoon. Here's the new pricing: 101 (model) - was $1,095,000, now $995,000; 201 - was $995,000, now $895,000; 301 - was $1,095,00, now $995,000. We also still have one unit left at $795,000 - 2br/2.5 ba w/ 1661 sq ft. I think these will move pretty fast, so drop by, check them out, and say hi. I've been working on other listings lately, so this is my first open back at Croft in a while - I'm looking forward to seeing my friends that stop by weekly!
2) 1200 North Sweetzer- West Hollwood, CA 90069 - Love it, hate it, say what you want about it, but all of the guys and all of the girls are asking me about this pr-o-ject (a little Britney humor). Units starting from $799,000, 2 br multi level townhomes with a cool architectural aesthetic - definitely worth a look. Listed by Sotheby's International.
3) 1328 Havenhurst Dr #203- West Hollywood, CA 90046 - Resale/Fixer - 1br/1ba, Roughly 742 sq ft - $389,000 - I really love the location of this unit. Havehurst is a charming tree lined street that is wonderfully walkable to the heart of the Sunset Strip. I dug this mid century building that to me is very old school LA. When you walk into the unit, you are going to probably wonder if I was on an illicit substance when I suggested you preview. Be a rich kid with vision - the location is amazing and the bones/layout are good. If you could get this unit in the low 300K range and then vamp it up with about $50,000 you would have a slick pad for under $400,000 in a prime location! Listed by Prudential California Realty
4) Habitat 15- 1322 Detroit St, Los Angeles, CA 90046 - 15, 2br/2ba units from $549,000-$849,000 - This is great alternative to those of you priced out of Croft. This is truly the only new construction in the West Hollywood area at this price point. With a funky cool exterior, voluminous loft like units, and a convenient west of La Brea location, this is must see on your open house tour! Listed by Deasy Penner and Partners
5) 8265 Fountain Ave , West Hollywood, CA 90069 - 2/3brs - $710,000-$1,750,000 - What to say about Fountain? Like everything, there are definitely some strengths and weaknesses to these units. Since I posted in June, there have been price reductions. They dropped unit 202 (least expensive) from $749,000 to $710,000. If you are looking for new construction close to where all the action is, this is one to consider. Listed by Prudential California
6) 1131 Alta Loma Drive #528, West Hollywood, CA 90069 - 1br/1.5ba - $449,000 - NOT OPEN THIS SUNDAY, but I thought I would include this listing located in full service Park Wellington. This is a friend of mine's listing who happens to also be an agent. He has great style and I can only imagine his pad is as chic as he is!
