You Have To Wear Many Hats To Be Successful In Today's Real Estate Market

To run a successful staging business you must be able to wear many different hats.  The more you can balance those hats, the more successful your business will become and the faster you can grow your business while maintaining a consistent flow of income and business opportunities.  Below are brief descriptions of each hat you must wear: 

Business Manager -  Prepare and implement business plan with goals for growth and detailed plans to achieve those goals. Must prepare an annual operating budget and make sure the company operates within that budget. In charge of hiring subs and employees, as needed, and overseeing them.  Inventory control.  

Marketing- Promotes the business by continuously marketing to target groups such as REALTORS, Builders, and Home Sellers.  Developing strong Social Media Marketing campaigns and implementing those campaigns.  Maintaining the company newsletters, web sites, blogs, and email marketing programs. Promoting the homes staged through virtual tours and eblasts to local real estate professionals. Photographing staged homes for before and after photos. Planning company seasonal promotions. Developing and promoting the company brand.

Teacher - Must have good public speaking skills.  In charge of promoting the concept and value of Real Estate Staging to Real Estate Professionals and Home Sellers through Workshops and Sales Office Presentations.  Also must be able to educate Home Sellers to the value of staging their property and answer any objections they may have.
Stager - Meet with Home Sellers and REALTORS to develop a staging plan for their property.  Prepare written reports with photos and staging plans.  Stage vacant and occupied properties to improve their market appeal for selling.  Select furniture and accessories as needed.

Laborer - Moving furniture and accessories to and from staged homes. Painting, cleaning, and preparing homes for staging.  Monthly cleaning of staged vacant homes.  Packing furniture and accessories for staging assignments.  Unpacking and organizing inventory when it comes back to the warehouse.  Keeping the warehouse clean and organized.  Driving the moving truck as needed.

Accountant -Handles account receivables and payables. Keeps detailed accounting records for taxes and profit and loss records for business.   

As small business owners, if we can devote time each week to wear each of the hats above,  we will enjoy a consistant flow and growth of our income.

Wanda: Don't foget Therapist and Professional Hand Holder! Often we are dealing with clients that don't want to move, but have to move for one reason or another. Or they want to move but are having trouble letting go of a well loved home.

Sharon - so true...sometimes when I tell people what I do, they think it sounds like so much fun, just moving stuff around and writing is sooo much more.

Diana- thanks for becoming a fan.  I am trying for 1000 fans by the end of October.  In the past few months most of my new business has came from facebook.  Most of my "friends" are local real estate professionals and other stagers.

Cathy - maybe there should be a follow-up post....??? Now you have me thinking about my next post to AR :)

Nice display of caps Wanda!  Yes...there are many roles we play as professional stagers.  I bet most people do not realize this career is more involved than average!  Thank for the thoughtful post!  People DO rely on us for more than just choosing paint colors.  I bet we all have enough hours to qualify for a semi-pro therapist designation!!  : )
