Sun City West inventory of homes on the market has been steadily increasing since July, 2009. Historically, inventory decreases during the summer and increases in the fall and spring when the snow birds return. Unlike many other communities, short sales and foreclosures are not the driving force to the increase in inventory.
As of September 27, there are presently 12 homes active listings of lender owned/forecosued properties in Sun City West. 9 properties are awaiting bank approval and close of escrow.
There are 15 active short sale listings. 3 short sale listings are awaiting bank approval/financing, and 29 short sale properties have closed in escrow since September 27, 2008. There has been an increase of new short sales however it precededs with an increase of short sales that have been successfully accepted and closed in escrow.
