Do Not Step Foot on My Property! A client of mine who I had been working with for several months called yesterday to inform me that they were going to look at a FSBO and would probably not need my involvement. They said that if this FSBO looked viable for their needs that they would still need me to market their existing home to which I was appreciative.
I mentioned to my client that when they went to look at the home and if it worked, I would be happy to help walk them through the process for a minimal fee. She said that she would like that a lot in order to insure that things were done correctly but that they had already mentioned that very scenario to the seller and that he "did not even want a Realtor stepping foot on his property."
Fact is that the seller found the buyer and the buyer found the seller so I did not think that a full commission was in order.
When inquiring if the seller had ever done this before, the answer was NO but that it could not be "that" difficult. Fact is, most of the time, it is not the level of difficulty that is the question even though there are things that do arise that can be difficult to deal with. More importantly, what needs to be done and in what order, is the question that we need to ask ourselves. There are almost 100 different items involved in the marketing and or purchase of a property that need to be dealt with and most of the time in proper order because "time is of the essence."
Can the monies involved in a real estate transaction become expensive? The answer is yes they can. The value in what you are paying for far exceeds the dollars involved. The insurance that things are being done correctly and the peace of mind knowing that 10 years down the road you will not have issues arise that could have legal ramifications is worth it. When you choose not to have representation, you are in fact the one ultimately liable during and after the sale or purchase. Why gamble with an investment as big as most real estate transactions? We are usually putting our net savings and all that we have on the line in order to accomplish most real estate transactions. There are things to DO and things NOT TO DO in the process and a good Realtor knows what those items are and how to address them and in what order.
Granted, not all professionals have the same level of attention to detail so it is vital that you find a Realtor that you know can serve you and meet the needs of your real estate ventures. Do not be afraid to "shop around" and or interview more than one agent in order to find the perfect match for you.
