This is the place to start for those in difficulty.  Unfortunately the worse one's circumstances, the less likely a loan modification can be obtained in my experience.

I have helped homeowners the day prior to thier sale date. Its my experience that you have to be as hard headed and stubborn with the banks as they are with you.....and more IMPORTANLY...KNOW THE NUMBERS.... they can huff and puff all they want, but if you do the numbers correctly you will have the advantage! good luck!
