Clock is ticking (LOUDLY) on $8000 Tax Credit Deadline

By
Real Estate Agent with Prudential Ambassador

I hear ads on the TV and Radio about how anyone who qualifies for the $8000 tax credit still has almost 60 days to look for a new home.  Well, that is actually a little deceiving.  It takes approximately 30-45 to close on a loan so really, first time homebuyers only have a few weeks at the very most to sign a purchase contract to take advantage of the $8000 tax credit.  The last day to close under this program is November 30th, 2010.

As far as new construction in Omaha, Celebrity Homes still has a few homes, townhomes, and villas that will be complete by the tax credit deadline.  We currently install the cabinets in the new home and the new home buyer can still choose carpet, vinyl, kitchen countertops, color of tile around the fireplace, and kitchen appliance colors.  We like to be able to offer those choices so buyers can still customize their new home, and time is running out rapidly for us to offer this and still complete the home in time for this deadline.

The $8000 tax credit has been instrumental in giving new home owners reasons to purchase.  Of course, low interest rates and low prices remain very positive reasons to purchase now.  And the always present reasons of shelter, possibly tax deductions, and a new place to call your very own make the decision to own even more beneficial.

Please contact me to see our inventory that will be complete by the tax credit deadline and beyond.

You are so right Carol, we are telling folks that they need to be under contract by October 15 just to be sure of closing on time. Better safe than sorry!

Thank you David.  Especially with the Thanksgiving Holiday right near the deadline, many more closings at the end of November than usual, and November 30th actually falling on a Monday (with most banks and title companies likely closed the Thursday and Friday before), the logistics of closing on or by November 30th will get trickier and more difficult after a contract past October 15th for sure.
