A House in Great Condition and Priced Right....and NO Offers?

I was out house hunting today with a first time home buyer seeking to take advantage of the $8,000 tax credit.  We had a line up of homes that were relatively new to the market.  And since we were searching under the $250,000 price range where homes have multiple offers in no time, I had my doubts if any of the homes would be available by day's end, not to mention next weekend when this particular buyer will be ready to make his offer.

We saw some great options.  And there were slews of business cards in every one except for two.  One was an age restricted community listing, for those 55 or older.  Didn't surprise me that we were only the second ones through.  Limiting the age of buyers has a tendency to limit showings.  It's not rocket science.  The second listing, however, shocked me.

It was a condo, priced extremely reasonably, in a sough after location.  Considering the list price, and talking with the buyer about the lack of interior pictures,  I wondered if we would have a lung disease when we left.  One anticipates that when there are no interior pictures that a house may be in questionable condition.  Realtors and buyers are no different in making that assumption.

Walking inside, it was plain that this condo was IT!  It was beautifully staged and showed off every positive it had.  My stomach turned as I searched for the multitude of business cards of agents that had been through.  There was only one.  I could come to only one conclusion:

NO INTERIOR PICTURES IN THE LISTING MEANS VERY LITTLE TRAFFIC.

Since my buyer is waiting for his significant other to join him next weekend to make their final choice, we are hoping that this agent will continue with his two week streak of having no pictures added to the listing.  Sad that the listing agent went to all the trouble of advising his seller to simplify, declutter and stage their home, and doesn't have the pictures to show to the buyers shopping online.   This condo is not getting the traffic it should and I'm sure the seller is wondering why. 

This all works to my buyer's advantage, but it really does give a prime example of why taking interior pictures of a listing is so important.

You are so right . I think that given that most searches start in the internet it is important to have lots of photos. Hate when I can't put the inside of a new home because it isn't finished.

I have become a firm believe that a full complement of photos is an absolute necessity for a listing to get showings. I hope that your client gets the property!

Maybe the HOA is being sued or it's a land lease. I can't believe a lack of pictures would have people over looking this property.

Satar:  I can't see any other possibility in the Northern Virginia market right now.  I also don't see the point in staging a house to look so good and not show that to Internet home shoppers.

Good interior picutres are extremely important. We have recieved calls on listings because they like the way the photos look. Good photos is one of the most important pieces of good marketing!!

Good luck with your buyers - no interior photos may have worked in your favor!

Sharon:  Maybe new.  I meant to look up his stats in the MLS.  Maybe that will give me a clue as to what in the world he's thinking.

Dina:  Agreed. One of the most popular classes I teach for my office is photo editing.  Learning to straighten crooked photos, brighten them up and crop them is so important.

Tom:  I sort of understood when our MLS charged us for the pictures.  Now we can put up to 30 in the MLS free.

As we all know the majority of people start their search for a home on the Internet. Pictures and videos and becoming more and more important. Those who don't recognize this are going to fall further and further behind. I recently launched a Single Property Website Marketing System. One portion of the system establishes a website for each property listed including unlimited pictures and a virtual tour.

I've started using a professional photographer - big difference in the appearance on line! Can't imagine not having any pictures on the MLS.  Good luck with the sale!

Marcy:  That is my dream.  To one day be able to affrod someone to do that stuff for me....then again, thinking about it, I'm probably too much of a control freak to let anyone else take my pics for me.  I'm very hands on.

If I were the seller who paid to have my home staged, I would be REALLY upset with the lack of photos on the MLS! As a stager, I always provide the agent and seller with photos so all they have to do is upload. No extra trips out to the house.

I've done a couple jobs where the agent didn't update the photos, or the agent snuck in and took photos in the middle of a staging job. They should know first impressions start online. Arg!

Hope you get to make an offer on this hidden jewel!
