The Time to BUILD near the BEACH and GOLF

Why build now? The list of reasons is extensive but a few major ones contribute to your bottom line.

Contractors are NOT busy! Contractors are looking for work. Sub-contractors and tradesmen are bidding against each other looking for any work available. Not only will you get lower prices but without a back log of work the quality of workmanship may be better as well.

No major weather impacts! There have been no major disasters that caused a run on building materials. The recent rise in building has not put a dent into the inventory of materials. A little time spent on items like flooring can save even more money.

Interest rates are low. Interest rates have been holding under 6% for sometime. Builders in some developments have incentives where using their suggested lender and lawyer will provide some help with closing costs.

Land costs are down. When looking for a building lot for your dream home there is much to choose from. Price is still very dependent on location but are lower than in recent history. Prices will cover the full range of size and price. I have 1/2 acre wooded lots available near golf and beach listed at $40,000, a lot in a great golf community near the beach at $108,500, and a 1/2 acre lot in a premire golf community at $229,400 also located just minutes from the beach.

National and Regional developers are offering discounts and/or incentives! DR Horton has several developments being built in the area as does Centex and others. Regional builder Bill Clark has a few developments being built. Bill Clark Homes will build a semi-custom or custom home for you at prices beginning in the low $200K range.

Warranty! Builders offer a 1 year 100% warranty. Some extend that warranty to 2 years. All appliances are covered by the manufacturers warranty. Some provide a 10 year structure warranty as well.

Have representation! Remember the salesperson is working for the builder! Unless you have a Realtor there is no one helping you watch for your interests. You will save money and have someone on your side. Builders do not use the standard state contracts. The contracts they use are geared to protect them, not you. Understand what you are signing!
