Lenn - Some of the most profitable deals I've ever made were in purchasing homes needing TLC. Many buyers have trouble envisioning the needed changes, making such homes bargains for those who can see the potential.

Lenn:  I love really well done remodels.  They are a lot of fun to show.  However, older homes that are remodeled often lack larger bathrooms and closets.  Investors should be aware of the importance of those areas too.

Lenn - excellent points. There are also plenty of opportunities in this area. One thing that I have seen, is that some flippers try to "upscale" a home too much.

I have seen several properties recently that were quickly remodeled and resold at a pretty good price - not sure what the return actually was. But I have seen a few really bad remodels. The workmanship was shoddy and wouldn't fool anyone. A coat of paint and new carpet does not translate into a $30K price increase.

There's nothing better than to be able to show a buyer an older home that's been renovated. Provided that renovation has been done tastefully.

I recently showed an older home in our city center where all the great old homes are at. It'd been renovated. The materials used were lovely. The problem was that the small home became all kitchen with a very small living room. In fact, the living room felt more like a sitting room to the kitchen, and there was no dining room! I didn't like and my clients didn't like it. I can't imagine how they'll ever find a buyer.

Monique.  Enjoy.  Run fast.  Foreclosures are a declining percentage of active listings in my area.

Marianne.  Planning the renovations takes someone with real estate savvy.  I remodeled a home in Bethesda back in 2003-2004 where we opened the kitchen up to a huge "great room", but the square feet for the kitchen were the same.  We just replaced a wall with a granite counter top and cook top.  It was spectacular, but I kept the dining area too.

Jeff.  HA!  We previewed properties for one investment buyer last week where the group expected to make a 50% profit.  Not going to happen.

Jim.  Indeed.  The equity gained by buying low (reasonably low) is usually impressive.

Robin.  I'm always on the prowl for good contractors.

John.  Me too.  I can "see" the finished property when I look at the house the first time.

Chris.  That can be a problem.  However, in neighborhoods of similar aged homes, they all have small baths. 

Gary.  Absolutely.  Or, if they're a consumer, they can finance the upgrades.  Few consumers have the vision.  Investors do.

Mike.  Here too.  Actually, bank owned are a good buy in this area but the banks don't give the homes away.

Irene.  Absolutely.  Kitchens and baths are the most expensive part of a remodel. 

 

Mike.  I've seen that too.  The upgrade has to be consistent with the area.

Cash buyers certainly have an advantage in the Silver Lake area market.  The only problem we seem to be having is the flippers having to wait 90 days before they can accept FHA financing. Since alot of these flipped properties are in the lower price ranges it a shame when they don't wait the 90 days so all buyers have a chance.

I like Jeff Dowler's comment; we see some excellent fix and flips here in Tucson, and there are some dogs.  People who do a good job get a reputation with REALTORS, and their inventory is highly sought after.

Lenn, great post.  We're seeing some smart investors getting back in the market and doing precisely this.  Then again, a few not so smart want to be investors also.  Be prepared for undisclosed problems on foreclosures.  Always get a thorough inspection.

Mike.  Fixers have now become available in almost all segments of my market area, not just the low priced areas.  I suspect that the quality of the workmanship is about what we get on average over the years, from excellent and costly to shoddy and cheap.  Depends on the resources and pride of the purchaser and their contractor.

Gabe.  Actually, in my area, many of the investment buyers are contractors and can evaluate the properties fine. It's the amature investor buyer who needs the home inspector and too often they don't want to spend the money.

Lee and Carol.  Realistic buyers is what we need.  I must say that is also hard to find.  That's one of my "winter photos".
