Thanks for the post Crystal, we've seen a pretty similar change up here for King County WA (Seattle, Bellevue), I believe. Interesting there are such similarities in price changes.

You're absolutely right, there are options avaialabe and for buyers there's a huge opportunity. Hopefully the buyers will realize this, and that will help stabilize values and re-build our housing market! --James Wirth

We got out of San Diego in January of 2007 right as the sky was falling. We now live and work in Austin Tx where prices have actually gone up.

James, We havent had a shortage of buyers down here. In fact we seem to be having a shortage of homes! :-) Alot of the homes that are priced competitively are being bought-up by investors. I wrote an offer on a property that had 30 back-up offers in a week (3 of them were cash). Granted this was one of the most affordable single family homes in San Diego, but yikes its hard to compete with cash buyers! Most of our market right now has been short sales and REO's. Recently though, it appears that more regular sales are showing up. Is your sellers-market also made up primarily of short-sales and REO's in King County, WA?

France & Mark- That is great that the home prices are rising! Maybe it will make its way to the west coast. Home prices will rise again here...just vveerrryy slowly. There are still buyers, but a limited number of homes..especially regular sales, so I think his will drive the market up a little. Unfortunantly, there are alot of foreclosures that are sitting vacant and not yet being marketed. I think this is creating a false sense of stability in the housing market for the consumer. It will be interesting in the next couple years how this market will change! I wish I had a crystal-ball!

What is your buyers market like there? Im curious, what is the average home price?
