I finished a BPO today. It is for a rural area near here. It is within the city limits but is 50 mile away from where I live. In the area, there are 20 properties currently listed for sale. There has been 1 sale in 2009. There was 1 sale in 2008. There were 5 sales in 2007. My comps were 15 miles away and more than 6 months old. I explained everything in the comments and expect it to pass quality control.

 The problem is the computer rates you. The computer cannot read the comments, it reads numbers. I exceeded the limits. I will get a low rating on this BPO. In my area, there are 9-10 agents working for this company. We all do good jobs and have good ratings. By accepting this BPO, I lowered my rating. I will get fewer BPOs in the future from this company. Should I have accepted this BPO?

Doesn't sound fair. You take on their tough assignments, then get penalized for the limited data set available. Of counse, in my experience, these companies want you to accept assignment, before you even know what your getting. I try to get them to tell me, when possible. Maybe declining to do the tough BPO's is the smart thing to do!

I have no problem declining difficult unique properties so that my competitors get their rating dropped instead and I don't have to frustrated by some $7 clerk telling me my comps are off!

Not all companies work that way. Many BPO's that are outside of the ranges are kicked out by the system for hman review.

If your notes are clear and you have used resourses like Trulia plus the MLS to research comps then make certain those issues are noted.

I have been doing BPO's for almost a decade and I can say I receive requests from these companies because I will do a great job on a difficult property.  The goal is to get noticed and to move up in the rankings but most important to get LISTINGS...

Well, if this is the case then I'm in trouble!  I take on alot of my areas tough BPOs...I do an outstanding job for what I have to work with but many times, that isn't much!  Maybe that's why I haven't got any REO listings.  I always feel like I'm doing them a favor by taking these orders but maybe I am doing myself a dis-service. :(
