Where are all the agents that are looking for business...

I constantly hear agents saying that they are looking for business..

 

For those agents, I have this to say. You need to do open houses. So many agents will tell me the same thing over and over again. " Open houses don't sell homes.." or " It's not worth my time to do an open house." WHAT???  In the past weeks I have had going to open houses on Sunday's..  Some houses don't get the responses of others, yes I understand that.  You need to more directional signs out, ALL four directions.. Point those signs on all of the major streets around. If you don;t have the signs go to Wal-Mart and spend $2.17 per sign and make some extra signs.  The more visible you are the more possibilty you have to get people in that house.. Talk to those neighbors if their not buyers now, they may have friends that they want as their neighbors. Those neighbors could also potential sellers in the near future.  Keep in touch with as many people as possible.

When you do an open house you have two goals for that day.

1) Find a buyer for that house.

2) Find four other buyers for other houses.

In a perfect world that is just 5 people/couples through that door. I know this is not a perfect world but we all need goals.

I was talking with an agent that didn't want to do an open, did went ahead and did one. He got two GOOD prospects. I have not got the call for the Pre Approval yet, but he is still working on them.  If those buyers are looking at homes around $200,000 them that is potentially $12,000 in commissions or more. Not bad money for a couple of hours of hanging out at a house.

If you don't have a listing, find a listing that someone else in your office has. Kind open houses every week, there is way too much inventory on the market to get the same people over and over. Change it up and expand your Sphere of Influence.

I have only had tire kickers at open houses.  I am glad they work for you!

I agree Ronald.  Never leave any stone unturned.  I try to do at least a couple of open houses a month.  I've had some good sucess over the years with open houses.  Good post and best of luck to you.

Great post Ronald.  We all need to give ourselves more exposure.  Open houses are a great way to do that.  The more you do, the business you will have.  If you are willing to go out and get it, it will be you who reaps the benefits.

Hi Ronald ~ When I take a listing, politely I tell the sellers, I do not do open houses. Further explain that if they prefer, I will pay for and do the advertising and they need to be at the house on the weekend,, I don't believe that open house's work these days with all the internet information.

Hi Ronald. I'm in the Tampa Bay area and I have at least two open houses per month minimum. Buyers are everyone. Some of them stop by to interview agents so I make it a point to be infront of buyers. One place is at open houses :-) ~ Lana
