THE NUTS

By
Real Estate Agent with Frank Rubi Real Estate

My very first listing and they came out of the woodwork for me.  I listed a house of a friend I had worked with years ago.  She had tried to sell this house for over a year by herself with no luck.  So I gladly took the listing and put up a sign.

First nut.  This lady calls me about the price and proceeds to tell me she isn't stupid and she doesn't need to hear what I just told her.  I politely say thank you and hang up.

Second Nut.  Someone who had wanted to buy the house when it was a FSBO called to tell me the pipes were bad and the slab was also bad.  I asked the owner about this person.  She said someone had an engineer come out and took a look at the slab and said it was cracked.  Also the pipes were supposedly scoped and they were bad.

Third nut.  My sign kept falling down, no matter how firm I put it in the ground.  I mean 15-20 feet away from where I placed it.  Finally found out the ex-husband was pulling the sign out of the ground.  They had been divorced for over 10 years.  I guess he never grew up or had nothing else to do.

Fourth nut.  The eventual buyer puts in an offer with an appraisal.  Now I asked my broker who has been in the business for 20 years has he ever had this happen.  He said no of course.  Turns out this gut eventually buys the house.  This guy had all the inspection done and everything was OK.  I guess the moral of the story is let the agent put up with the idiots.  Now I have a good story to tell future clients about the trouble I can help them with.

Hi John,

Get used to it...Your first listing is similar to many out there. There are many odd situations that will arise and no listing is immune to interesting characters.

It is strange that you have never seen an appraisal with an offer. Many agents will do a market analysis when they think the home is over priced to justify their offer. I have heard of buyers having an independent appraiser look at the home as well. That is not unusual especially in rural areas where there are few comps.

Nice Post...Your story will help you with your future business!

Teri speaks the truth!  Every listing is different, every deal is different, and each one has something "nutty" about it at one point or another, it seems!  Welcome to the nuthouse, John!

lots of nuts out there.  When I was a realtor in Delaware, I advertised in the newspaper lots with my picture.  This lady developed a crush on me I guess, and started following me around.  She came to a few of my open houses, always when there was nobody in the house.

This lady eventually called me and wanted to meet at the office, to start looking for a home.  She came in with Pre-approval and all.  Ok, we talk about what she is seeking and blah blah.  then we go out and look at a few homes.  We get to a vacant home, and she proceeds to try to kiss me, and get me to have sex with her.

I had no interest in her, and would never ever do anything like that with a so called client in someone else's home.
