Possible Huntsville Home Development Gets Resident Reaction

I told you the other day about the discussion to possibly bring another subdivision to North Huntsville, Alabama. There was an opportunity Monday for residents to voice their opinions. Residents from Mount Charron and Callington Estates showed up to get answers to their concerns about the issue. Unfortunately, many were not able to get the peace of mind they were seeking because the developer was not present and there were many questions and concerns that the property owner could not answer. In recap, the issue is involving 189 acres of land north of Mount Charron which is set to go under review by the Huntsville Planning Commission for rezoning on June 26th. The request is to change the zoning from Residence 1 to Residence 1-B. This change alone will allow the land to be separated into twice the number of lots for single family homes.
The residents of this area have valid concerns that their property values as well as the effects on traffic in the area. If the rezoning is approved, plans could be to add homes with values of $150,000 to $200,000. Adding new construction to this area in this price range, could in fact affect the property values of existing homes. Currently, there are homes available for sale in the Mount Charron and Callington Estates subdivisions ranging from $175,900 to #229,900. Since the rezoning issue has yet to appear before the planning commission there are no definite plans right now. Its hard to speculate what could happen to property values in North Huntsville without first knowing if the rezoning will be approved and secondly what development plans are set for the land.
I am glad to see residents voicing their opinions and getting involved regarding what is happening in the community. Maybe they will get another chance to meet with the developer and owner to get their concerns addressed. The proposed plan may not be as bad as they anticipate. We will have to wait and see what will happen after June 26th when the planning commission reviews the proposal.
