3rd Quarter and YTD Market Report for Allen County, Indiana

    The following report is reflective of data obtained through the Fort Wayne MLS for single family, site built, existing homes in Allen County located in Northeast Indiana for the 3rd quarter of 2008 and 2009 and year to date. 


     I've finally figured out how to insert charts and graphs into this blog platform, so forgive me if it seems a little overdone at this point...but visual information is more easily absorbed than text, so let's get started.

For the 3rd Quarter of 2009:


Units Sold in the 3rd Quarter were down from 1,246 in 2008 to 1,190 units in 2009 or -4.5%







While the number of units sold was down for the 3rd quarter of 2009 in comparison to 2008, the Average sales price for the same time period was up from $111,045 in 2008 to $119,080 for 2009 or 7.2%






The cumulative days on market for homes sold in the 3rd quarter of 2009 was down from 104 days in 2008 to 98 days on average for 2009 for a 5.8% improvement in time to sell a home





     Information and yes more graphs for YTD (year to date)



Units Sold for YTD are down from 3341 for 2008 to 3084 in 2009 for a 7.7% decline year to date year over year







Much like the Quarterly Stats. While the number of units sold was down the average sales price for year to date information is up from $112,556 for 2008 to $113,625 in 2009 for a 1% increase in average sales price year to date






No change year to date in Days on Market
